It says on airserver's website at it needs a jailbroken ios device. And im aware that bannanTV doesn't need a jailbroken device, but I've heard that it doesn't work with third party apps, only the apple music and video player.

You sure you looking at the correct website?
I have both never jailbraked my device and both work just fine.
Bannana Tv also works with any 3rd party app that supports airplay. I use many 3rd party apps.

You are getting the two products confused.
"Airserver for IOS" turns your IOS device into appleTV for airplay. For example say you want to stream audio/video from iphone/iPad A and point it to to play on iphone/ipad B as if iPhone/iPad B was an appleTV
We are talking about getting a iphone/ipad A sound/videostream to a mac mini to replicate the need of a buying an Appletv.
You dont need to jailbrake for that. "AirServer" does not need a jailbrake.
As I stated above. Airserver and BannanaTV do both of what we were asking for perfectly. I think AirServer is 10x better then BannanaTV for what it is worth.

There is no AirServer App from iTunes. Buy Airserver from
http://www.airserverapp.com/?page_id=182 choose the one for mac
Install on your mac and then send audio/pics from your iOS device via the airplayer icon on your iOS device.
I wonder if this has change since 2011? I have a Mac mini as my entertainment center and computer with my TV and I like to be able to mirror my iPad and or my iPhone screen. Its a way to remote control the MacMini... but even updating teh OS to Mountain Lion I don't seem to be able to do it. Or should I?
