Use the volume automation curve for each track.

To show the Automation curves, go to the "Mix" menu, then enable "Show Automation".
In the Track Header enable the Automation curve for the track and switch it to "Volume".
Now you can add control points to the automation curve by holding down the command key ⌘ while clicking into the curve. Drag the control points up and down to adjust the volume along the track.
