Audio region NOT splitting at playhead. ??

Hello, everyone. I have Logic 10.4.8 running on a Mac Mini. As the heading of this title says, whenever my playhead is at a particular spot on an audio region that I want to split and I press "option t" to "split audio region at playhead", the region very, very often is split a bit before or a bit after the playhead. Like, for example. This is a screenshot I just took right now of the very problem I am describing. I "split region at playhead", and the split happened a bit before and after the regions in question:

This is, of course, very annoying. Is there any way that I can get Logic to split the audio region exactly right at the playhead? One would think this function should happen automatically, yet it's not happening for me, and I can't figure out why. Help!

Any assistance would be greatly appreciated.

Thank you very much in advance!

Thanks very much for responding. Very much appreciated.

But argh. I just tried it right now. As you can see in the below screenshot I took, the snap setting is set to "smart", and I just did the whole "split region at playhead" command...and this is what I got...

What is CAUSING this?? So very frustrating - especially when you're trying to do very detailed and specific edits on audio tracks.

Thanks again for responding though. Cheers.

Okay. The scissor tool was actually quite an improvement, and I thought it worked and did the trick, but when I zoomed all the way in...

These kind of stagger cuts don't happen when I "command T" midi regions. I command T midi regions and zoom all the way in tight like I am here above, and it shows a clean cut all the way through with no staggering as is the case with these audio regions. :(

And then using the lasso/marque tool. I lasso this region, for example:

...and then when I click delete, I get this:

The right side of the selection is quite uneven, but even the left side is uneven when I zoom in like I did above.

I wonder if I have a bug...but I'm not sure that's what it is because I'm not really having great difficulty or strange quirks with any other area of Logic - just the cutting and slicing of audio regions. Now that I think about it, and as I said above, I don't get the staggering when I cut midi regions, so honestly I don't think it is a bug. I just don't know what it actually is that's causing this, or how to fix it.

Thanks for your suggestions, however. The scissor tool is at least getting me a bit closer to having clean audio cuts. :/

Great minds! ** there is no way that "snap edits to zero crossing" is working correctly. I've always used that and it never behaved like this. There is no question it is a bug. It was skipping over a thousand other zero crossings and, as far as I can tell, stopping at the first zero crossing of the overall amplitude envelope, not of the actual sound wave.

Yeah. Maybe it's a bug. I don't know. I figured that whatever clicks and pops happen on a direct cut I can just smooth out by selectively using some volume automation, or by using the fade tool to fade out the pop. A click/pop that I can fix easily enough isn't anywhere near as annoying as a cut that I can't make on the playhead! Thanks again for the help and responses!
