Restarting iPad

I need to completely wipe out everything on my iPad because I’m getting ready to sell it. Unfortunately I have no idea how to do this. I need to make it as if it were a brand new iPad. It’s synced with my phone though so I’m afraid that when I do this it will wipe out everything on my phone as well. Someone please help, thank you!
