Updating Xcode 12.3 hangs with the progress circle about 80% complete. Tried restarting, shutdown etc. No joy. Anyone else seeing this?

I have the same issue. Several reboots did not change it. This is now spanning 3 days. WTF is Apple up to?
Another data point. My experience was on a new MBP 13” M1 fully loaded
Mine says Installing 6.09 GB of 6.06 GB, and is stuck!
Yes, it did take a few hours to complete, so just let run you can see it running in the background in Activity Monitor.
I deleted Xcode and installed it again.
