The correct way is to sign out Apple ID fom Mac , and other steps like erasing the hard drive and reinstalling Mac OS is done because when new user create his Apple ID account , the previous old user credentials should not conflict , the complete iCloud credentials is removed from old account .
If you have not followed these steps , problems will come to the new user and you are really in touch with the person who bought the Mac , request him to return the Mac for the time then you have to follow the article , then hand over the Mac to him so that it will be easy to use the Mac for the new owner .
