App Store refuses to update Xcode

Hi, I'm on macOS 11.4 and I've been trying to update Xcode to version 12.5.1. The App Store tells me there isn't sufficient disk space to do so, while my system disk has 26.41GB of free space which amounts to more than twice the alleged size of Xcode (11.7GB). Does anybody have a solution to this conundrum?

It would be a weird reason but: Could it be that the App Store says this version of Xcode supports macOS 11.3 and I'm on 11.4?! That wouldn't match the error message I'm getting though.

You need to free up more disk space. The 11.7 GB file on the App Store is a compressed file. You need enough space temporarily to store both the compressed and expanded files. Read the following page for more detailed information:

Thank you, this is helpful. So I need 4 to 5 times the size of the actual Xcode package. I wonder how hard it would be for Apple to include this piece of information in the App Store error message and save us heaps of time.
