I phone pro unlock

I have a iPhone 12 pro. Had an Att contract I closed and paid off. Ready to unlock phone and sell. I do not need any information from this phone. Do I need a new SIM card to erase phone? To make it available for someone to use with the phone carrier they choose do I still have to use an Att sim card to activate it?
