Screen sharing will not work.

The best way to prep for resale or to repurpose the Mac mini.

Is to connect an HDMI Display or TV, a USB Keyboard and Mouse to the Mac mini,

then follow the steps at > What to do before you sell, give away, or trade in your Mac - Apple Support
