message title appears but no content.

Mail appears but no content is immediately visable. Later, the content of the message finally shows.

iMac 27″, macOS 12.6

How long would you say this process takes?

It might be normal for your Mac to have to download emails that arrive. If you suspect this is slower than usual, then you can try rebuilding your mailboxes to see if you notice an improvement. This can help with messages missing content:
