I think you'll want 32GB RAM for that kind of use. Those files can be huge. I'd also recommend 2TB internal storage if you want to avoid external file storage.
I second leroydouglas's suggestion to check with your school's department head. At the very least, you'll want to confirm the apps you need are available in a Mac version that's been updated for the Apple Silicon processors. (Otherwise there will be a performance hit if they have to run under the Rosetta translation app).

Or worse, if any of them are Windows-only applications.
Apple Silicon Macs can run Windows for ARM inside a Parallels or VMware Fusion virtual machine, and Windows for ARM can run some Wintel applications in emulation/translation. But for something like architectural software, all those layers of overhead might not make for a very pleasant experience.

Consult your department head and ask them for recommendations or and ask your fellow students/colleagues what they are satisfied with , so you can proceed with confidence.
Think four years in advance here for your long term needs.. storage etc.
16GBRAM I consider the bare minimum..
You ask nothing of Storage space or processor speed.
Factor into the sale price adding in the AppleCare+ warranty
If you have AppleCare+ it will cover a large portion of accidental damage.
