iBooks book is not properly loading

I’ve bought a book in iBooks. On all of my devices (iPad mini, iPad Pro, iPhone15 and IMac) the book is not loading right. Most pages are blank, the pages that are loaded are about half loaded.

I’ve tried to remove the book from my devices and download it again, but that doesn’t make a difference.

A friends of mine has the same book, and can read it without issues.
