From Photos, when I go back into a third-party image editor to do some re-editing the image reverts back to the original, loosing the edits I already made. How do I change this to not happen?

I'm not sure I've done much re-editing, like that, but I just now messed around a bit, and here is what I see when I use GraphicConverter to edit pictures in Photos: In Photos I went to Edit>(...) and chose my GC editor. The picture opened there, and I cloned one chair to a different place, saved, and told Photos to save the changes. Then I again chose GC, and I got the changed chair. I cloned a mailbox on another wall, saved, saved changes, and both sets of changes were in Photos. I then used Photos' Retouch tool to erase the mailbox, yada yada yada, it all worked. When I Revert to Original in Photos, it all goes back. Image>Edit with GC worked the same way.
On the other hand, if I choose Image>Edit with Lightroom Classic, LRc doesn't "save," it rather offers Export, so I end up with a separate file.
So it may depend on how a specific editor handles the transfer. Have you tried others? i'm using Sequoia, but I doubt that this has changed…

Do you need to save changes in Photos or in the third-party image editor?
You can export the edited version in Photos:
In Photos, select the image and go to File > Export > Export [X] Photo.
Ensure “Edit” versions are exported, not “Original.”
Some image editors support macOS Photos extensions, allowing you to make changes within Photos itself. Check if your editor supports this and access it via Photos > Edit > Extensions.
It may be the third-party app (Affinity), though, I never remember this being a problem in the past when I did this. Two things have changed recently in Photos. The first is Photos doesn't pair RAW and JPEG images when you import them from a camera that stores both file types for the same image. The other is the problem above.
It may be a setting in Photos or in Affinity however unlikely that would be (too reset changes without prompting the user).
I do the second of your options and that process works fine (clicking Edit from Photos, selecting Extensions and then selecting the third-party app. After editing the image in the third party app I save and then close it, that brings me back to Photos where I click Done to save changes).
So, picking up after that, where my problem exists - If I go back into an image with a third-party app to do some more edits I loose my previous edits. These previous edits could have been done just in Photos' editing functions or done in the third-party app, doesn't matter, when I go back into the third-party app the image presented is the original. Very frustrated to loose previous edits.
