Apple TV Device buffers on all apps- download speed testing at 400mbps down

I have a 2 yr old Apple TV and pretty much every app but especially Netflix, YouTube TV and Apple TV+ buffers every few seconds so it’s unwatchable.

download speeds are 400mbps and only 2 devices are connected to my network. Apple TV is connected via WiFi. There have been no issues with this set up for the past few years this just started a few days ago. I have deleted and reinstalled most apps on the Apple TV and that did nothing. Apple TV is running the latest software. Any ideas?
