iPhone Pro Max 17 WiFi issues (Latency at core)

Both my wife and I are having the exact same problem on our new iPhone 17 Pro Max. Our experience using WiFi is terrible. It doesn’t appear to be a speed issue. I can run a WiFi speed test and get 100MB plus and over 700MB in certain parts of the house. Yet everything loads very slowly or not at all. One additional observation is that apps seem to run slower than web browsers. For example, if I Google “speed test” and run the speed test built into Google/Chrome, it acts normally - it loads fast (due to caching?) and the latency for data seems mostly normal. However, when I run the Ookla Speed Test app on my phone (which I think also runs the browser speed test), I get bad latency and it takes about 7-8 seconds before I get data. I ultimately get similar speeds to the browser tool with the difference being the latency.

It doesn’t happen 100% of the time but definitely the vast majority of time. Turning off and turning back WiFi can help, but only for a few minutes and then the problems revert.

Any ideas or suggestions?
