It doesn't matter where you purchased it or what kind of documentation you have. If it's in lost mode, Apple can't help you.

If it is locked to YOUR Apple account, your only hope is to regain access to the account.

If it is locked to an account that is not yours, it's a brick. There is no way to bypass the activation lock. Recycle it and go buy a new phone.

In the future, don't fall for scams that urge you to log into someone else's account.

That is correct. You cannot turn off Lost Mode or Find My without the password for the Apple Account or help from the person who owns the Apple Account. Activation Lock is an anti-theft mechanism – and if the phone is now in Lost Mode, that means that the person to whom it is registered explicitly marked it as lost or stolen.

If this is your Apple Account, and you have forgotten your password, you might be able to reset the password, after which you could satisfy Activation Lock. If you bought a second-hand phone that is locked to somebody else, and the seller has conveniently "disappeared"; or if you logged into a scammer's Apple Account on your phone, that phone is now, and will remain, a useless "brick".

Then you need to explain EXACTLY what's wrong.

What happens if you try to log it out of find my or disable lost mode?

You're not providing any actual information regarding the state of your phone. All you've told us is it's in lost mode.
