SPF Content Causing Zone Not To Load

Technically this is a DNS question, but when I'm trying to add SPF content to my zone file, but when I do it causes the zone file not to load.

The lines I'm adding to my zone file are:
triadtechsys.com IN TXT "v=spf1 ip4:70.89.184.169/24 -all"
mail.triadtechsys.com IN TXT "v=spf1 ip4:70.89.184.169/24 -all"


But instead of a proper zone load in the log I get:
Dec 22 04:17:51.567 zone triadtechsys.com/IN: starting load
Dec 22 04:17:51.580 dns masterload: triadtechsys.com.zone:30: mail.triadtechsys.com: CNAME and other data
Dec 22 04:17:51.580 zone triadtechsys.com/IN: loading master file triadtechsys.com.zone: CNAME and other data

Which results in the zone file not being loaded at all.

When I remove the SPF lines, the zone loads properly and the log file looks like this:
Dec 22 04:34:50.207 zone triadtechsys.com/IN: starting load
Dec 22 04:34:50.209 zone triadtechsys.com/IN: loaded
Dec 22 04:34:50.210 zone triadtechsys.com/IN: journal rollforward completed successfully: no journal
Dec 22 04:34:50.210 zone triadtechsys.com/IN: loaded serial 2005092014


Can anyone tell me what I'm doing wrong?

This is Server 10.4.3 and Bind 9.2.2
