Setting Delete permission locks folder

I have a Mac OSX server 10.5.8 which is bound to a Windows 2000 server, this works ok and all the user names and passwords are shown in the LDAP on the Mac server, my problem occurs when I try to share a folder in a specific way, if I set the share point and add a user to it then it appears ok, however when I use custom privileges and untick the delete option the folder becomes locked to everyone but admin. Any help would be appreciated.
