• un-checking/re-checking RemoteManagement/ScreenSharing in Sharing Prefs
• downgrading to ARD 3.4
• re-installing Apple Remote Desktop Client 3.5
• messing with Firewall settings
I finally achieved consistent resolution to my Screen Sharing problem by using Disk Utility to Repair File Permissions (and a minor Disk Repair, but I think that was unrelated) on the Mac whose screen I was trying to share.
My final setup has
• Screen Sharing checked in the Sharing Pref pane (and Remote Management unchecked)
• Firewall on in the Security & Privacy Prefs and
• in the Firewall Advanced settings, these two processes: kdc and screensharingd, set to "Allow incoming connections"
Now Screen Sharing is working flawlessly. Hope this saves someone some frustration.

Aug 21, 2011 5:39 PM in response to soundlessby dougfromaustin,I could not get screen sharing to work stabily using either Screen Sharing or Remote Management until I followed the advice at thks post http://support.iteleportmobile.com/entries/468196-iteleport-under-os-x-10-7-lion along with Jollysfast VNC for OSX. In configuration pane for the server, I set the Server Type to Mac and enable only zrle, zlib, and rre. In the JollysFastVNC preferences I set VNC Hosts to Autoconnect under the General tab. Under the VNC tab set Server Type to Mac and again only enable the same Transport Encoding Order protocols. It will ask for a login and password, and that has to be exact user names and passwords from the server machine.

10.7.1 hasn't fixed the issue.
I have it working using Real VNC Server Enterprise. I have no problems using any VNC app from the iPad, or from a PC, everything works fine.
VNC Viewer in the iPad updated their iPad to be compatible with Lion, but still, Real VNC Server Enterprise works better than Lion own VNC.

@Wilfredo - thanks - so just to clarify you're meaning that using the Mac inbuilt screen sharing still has problems, however if you download and run on your mac "Real VNC Server Enterprise" (which seems to cost US$50) then things are good. I have got this correct?
(by the way - have you ever compared "Real VNC Server Enterprise" to LogMeIn? be interested if one works better than the other)

Performance/delays are probably most key thing for me. Oh and I've just been using VNC over SSH sometimes, using SSH to get the security etc - but dow the "Real VNC Server Enterprise" offer something up that would negate the need for SSH
