Upgrade server to base lion then to lion server?

The facts:

I have an Xserve running 10.6.8.

I want to upgrade it to 10.7 server.

We use institutional content codes to purchase via the Mac App Store.


Do I need to separately redeem a code for Lion and a code for Lion Server to upgrade?


Do I then install Lion server, or must I first install Lion desktop and then install Lion server?


I tried redeeming a code for Lion server and then when I went to install it is told me I needed to buy Lion desktop and quoted me a price, which is not our institutional price.


I have not found solid documentation yet on how this is supposed to work.


Any pointers?
