DVD-ROM (UDF) Finder Problems

I have been archiving work on DVD for a while now but i fine when looking on a DVD in the finder folders and files will disappear from the window once they have been clicked on by the cursor.

If I eject the disk and re insert it the finder view is restored to normal. So far the content on all my DVD s are fine no data has actually been lost just this display problem.

It seems the finder reaches some kind of limit when dealing with DVD's.
All the discs have been burnt with Toast.

Anyone know what going on and how to prevent this from happening.
