And you will have to agree that Local syncing is much harder than it was

Are you capable of copy/paste?
Are you capable of editing a document?
Can you move files and folders on your Mac?
My tutorial requires no other skills than those.
I am also cleaning it up a bit to post it as a User Tip, but it really won't get any less detailed.

After 2 days of working around numerous problems and bugs in OSX server I finally have it running and I can locally sync my contacts and calendars.
However I still cannot sync notes.
I understand I need to setup a mail server. Ive had a go and I can sync notes from the Mac by no access from my iOS devices.
I dont really need a mail server, I understand its possible to setup a sort of internal email server that doesnt need a domain to be registered for this porpose.
Can anyone instruct me on how to do this?

User jayv recently offered here a pretty detailed tutorial he created on his blog http://securityspread.com/2013/10/27/setting-sync-server/ . I don't know that it specifically addresses the mail issue, but he's set up a dedicated server just to explore this, and has a feedback page on his blog. He gets the desire for privacy, hence his blog, and is willing to help.
There's also the OS X Server thread here. Please post any results, I follow other boards with many users facing our dilemma, and post anything of value.

The first time I ran apachectl configtest I got:
"Syntax error on line 117 of /private/etc/apache2/extra/httpd-ssl.conf: SSLCertificateFile: file '/private/etc/apache2/server.crt' does not exist or is empty"
In the end I edited the file private/etc/apache2/extra/httpd-ssl.conf in line 117 from:
SSLCertificateFile: "file "/private/etc/apache2/server.crt"
to:
SSLCertificateFile "/private/etc/apache2/ssl/ssl.crt"
with a similar edit in line 125 for the SSLCertificateKeyFile
After that the next error I got was under the heading in your tutorial "Start the Web Server".
After item 2 (sudo apachectl start) I got the following error message:
Could not reliably determine the server's fully qualified domain name
On investigation line 163 in the httpd.conf file was commented out so I removed the # at the beginning of the line. After that it was all right.
I was able to start the servers after that.
Then under 'Adding the Calendars and Address Books to your Mac' I was fine with creating a CalDAV Account, but every time I tried to create a CardDAV account I got the message:
"Unable to verify account name or password"
or
"A secure connection couldn't be established."
I haven't been able to resolve this issue yet.
In Console, the following error message showed up
"26/11/2013 13:31:09.550 Contacts[4404]: Failed adding account: The operation couldn’t be completed. (AppleInternetAccountsErrorDomain error 8.)"
also in the apache2 error_log I see
"[Tue Nov 26 13:31:06 2013] [error] [client 127.0.0.1] script '/Library/WebServer/Documents/card.php' not found or unable to stat"
After several attempts I have given up trying to create a CardDAV account for the moment.
When I opened Calendar I found it showed a new account. My username had been my email address, but the account shown only had that part of my email address after the @ symbol. I couldn't create events in it and the following messages popped up
"There was an error saving Calendar data Calendar encountered a critical error while saving to the database, and recent changes may be lost. More information may be available in the console."
A warning triangle then showed against the account, and clicking it brought up the following error message:
"The request for account “<secondpartofmyusername>@https://localhost/cal.php/principals/<myusername>” failed.
Operation: CalDAVAccountRefreshQueueableOperation."
I tried changing the username to one that only contained standard lowercase text characters, but the same errors recurred.
Clearly something is adrift in my set up, but I don't know what.
Do you know what I've done wrong?

I had forgetten that I edited the httpd-ssl.conf file, so I will update it to make that change. Your changes were correct.
For the ServerName, I had restored from the Orginals folder, so maybe that one wasn't commented out. Again, I will update the tip to reflect that it should not be commented out.
For the Contacts, you will never get a correct response. As I understand the issue, iOS 7 garbles the path to the server, which is why you have to just cancel and configure it manually. You just have to follow the instructions exactly and you should be able to access the account.
I am not sure about the errors you received regarding Calendar. The Baikal server is based on SabreDAV, so searching both for that error might find some help.
Except for the problems with setup you noted, I have not had a problem accessing my server.
