Precision of Find My iPhone Tracker

I have the Find My iPhone app activated and iCloud shows it is right behind my neighbor's house, which is a few yards and across from me. Mapping seems pretty accurate as I've refreshed a few times just to be sure, but what level of precision is the tracker before I go over there? I've tried calling and the phone is ringing, but I don't hear the sound anywhere in the house and it shows being in the back of that house rather than inside.

my neighbor's house is across the street so i would estimate 10-20 yards...and today is the most beautiful day of the year so no weather issue there...the reception is ok to good here as well and so it certainly doesn't show it being in my house...so based on your response it seems like there's a good chance it's over there for some reason or another

Take that location with a grain of salt. Not only do you have accuracy of the location being reported by the iPhone but you have accuracy of the Apple mapping. Even with a clear view of the sky and the best accuracy being reported by the phone, the overlay of the phones position on the map can be off by quite a distance. Refreshing the position will only be as good as the map underneath the iPhones reported position. I've seen the iPhone off by half a block due to mapping accuracy. You need to keep searching before the iPhone battery dies and you lose contact.
