Base station Extreme high ping

I've got a 4th generation base station extreme. I've got a Mac, PC's , Apple TV's and iPhones that use it. Problem is high ping time ....the download speeds vary from normal to slow. Running Firmware 7.6.4 problems persist, so I've downgraded to 7.6.3. With both Firmwares I have done a hard and soft resets, many power cylcles, I've completely reset the modem from grandecom.net to include pulling the battery. I've had the modem for 4 years. Is it just time for a new modem? I am totally stuck and confused. Wierd part is after each reset and/or restart ping times are 13ms and download speeds normal for the first 2-4 tests, then the ping is goes back to around 2700ms and downloads are slow. When I connect the modem directly to the Mac or PC, the ping and downloads are perfect. Gotta be on my end

What are the endpoints of your ping tests? Between an Internet server and your computer or between some other devices on your local network?

You said that the ping times were "perfect" when you have the iMac connected directly to the modem. How about when the iMac is connected to the Extreme by Ethernet?

Ping is done at speed test.grandecom.net.

I did hook the router directly to Mac and a PC, ping and downloads will slow after a couple of tests. If I reset the router it is fine only for a couple of tests. Its odd and makes no sense. I did buy a new 5th generation modem. Same results. Exactly the same.cables were changed. I'm stuck again

I understand that you ran the test with the PC and Mac connected to the AirPort router ... but what were the results if you connected either directly to the modem? What is the make & model of this modem?

I've connected directly to the Arris digital modem (this is a modem provided by the ISP) It does internet and telephone. The results are a ping of 13 ms and download load of 8 mb upload of 1 mb. Exactly what I pay for. In this configuration, it will run perfectly all day long. It's just when I throw the 4th gen router and now the 5th gen router into the mix the pings shoot up to 2700 m/s....

I've just restarted the router in normal "operations", thats is the modem going into the router and everything connecting through the router and the ping is litterally 13 m/s...again now 19 m/s. In five minutes the ping will shoot right back up...as you can tell I'm totally frustrated.

Your Arris modem, based on your description, may not be a simple modem but a combination modem and router. If this is the case the AirPort should be reconfigured as a bridge. Can you please provide the model number of the Arris?

I've been using the same equipment for the last 10 months. If you haven't already surmised by my description of my original problem I've done this before. This is not a modem/router this is simply a modem. I do appreciate your help.
