How do I sync specific ePUB files to a specific iPad?

I have read several threads on the topic and nobody seems to have an answer yet.

I have a FAMILY itunes account that we have all used for years. All purchases are available to every one in the family. We each have our own computer (Mac and Windows). We have iTunes setup for our own tastes in music, podcasts, and now books.

I have many ePUB, and PDF books that are downloaded with Podcasts, and that I download from other sources.

Until recently, I could sync them to MY iPad and iPhone using iTunes without problem. Now iTunes no longer touches ePUBs or PDFs, and iBooks wants to sync EVERY PURCHASED book to EVERY DEVICE.

1) How do I sync books not purchased through iBooks.

2) How do I sync ONLY the books I want to ONLY the device I want it on?

iPhone 5, iOS 7.0.3

The way it works for me is:

  • I connect the Retina iPad Mini to computer
  • In iTunes I select that device in left side panel (iTunes 11.1.3)
  • I go to the Books tab for that device.
  • Select Sync Books and Selected Books (books include pdf files, etc.; I think I have only one book purchased via Apple).
  • I select the ones I want to sync, then sync.

We have two iPhones and three iPads all on the same user account. We can choose which books, videos, etc. to sync for each one.
