I have a folder that is locked. The lock box is greyed out with a check in it.
The ownership shows me as read write which I also cannot change.
nobody rea and write
everyone read and write
all greyed out
lock on bottom right is open
Q: how do I unlock a folder that the check mark is greyed out
If you are the admin......
Highlight locked file>File>Get Info. Uncheck "Locked."

Right. However, you have not mentioned if you are the admin or not. Or if you are trying to troubleshoot in an admin or guest acct.
I have tried as admin and as guest. I cannot change the priviledges even though I can open the lock.
Anyway the locked box is still greyed out and I notice the all the names under permission are also greyed out but that is probably due to the locked state.
Made a admin acct no change.
Reinstall ML and/or try the following....
Mountain Lion Recovery Boot up from your computer by holding down the command+r keys. This will take you to the recovery drive. Select Disk Utility & hit Return. In Disk Utility select the HD on the left & click on Repair Disk (bottom right).
