Text Motion Tracking

So in my project, I have a slow pan through a city and the camera stops on an oncoming train, then zooms in. I'm trying to do two things.

1) i've got my text exactly how i want it, but I'd like it follow (motion track) one particular building, so as the building comes in and out of frame... so does the text.

2) as this movie has to do with a train, i need to change out the X in the title with a graphic of the X (Rail road Crossing), and i need that to stay with the title as it follows it's track...

Again, i've looked around on line and youtube, but nothing is really following exactly what i'm trying or if i try what they suggest, it doesn't work.

can anyone help please.

I know it has this kind of tracking built into it. I used it to synk the background for the windowed greenscreen effect inside the train for about 30 clips.

My issue is that it's not working on this clip. the motion tracking goes wonky whenever i hit analyse and I don't know why. The building that I want it to follow is later in the pan, but I've set up my text in Group 2, the pan is in Group 1, i've set up the text exactly where i want it and i set the match motion cross hairs on a building and hit annalyse and everything goes to ****.

here's the clip i'm using.
