It's configured in bridge mode and hooked up with a cat6 cable in the modem/router. The radio of this modem/router is turned off. The 5ghz WiFi speed is less than half of 100mbs. Sometimes even lower. When checking the speed over ethernet it get's full 100 Mbps. When I turn on the radio(WiFi) on the modem/router (5ghz) it also reach full 100 Mbps. The distantie front the AE and modem/router is 30 cm. I tried several things but nothing helps getting the AE reach the 100 Mbps. What can I even try more?
I also tried changing modem/router in bridge and AE as DHCP server, but no differences in speeds.

... and this, potentially, may be the problem. The 4th gen Extreme came out in mid-2011 and were discontinued in mid-2013 ... so even if you bought the last release it would be over 3 years old already. Typical consumer-grade networking hardware have a useful life of about 3-5 years and maybe why the original owner sold it.
However, assuming that it is functioning properly, I would suggest that you start by performing a "factory default" reset on the base station to see if this helps. If not, you may have a defective unit. Sorry!
