One very important thing to understand in an extended network is the proper placement of the extending base station is critical for bandwidth performance. Please check out the following AirPort User Tip for details.

Jan 11, 2014 2:13 PM in response to Goizzoby Tesserax,★HelpfulUnfortunately the AirPort Extreme cannot extend the wireless range of non-Apple routers as this feature would be incompatible ... and, most likely, why you were getting such poor performance.
The only option to extend the Ubee gateway device with the Extreme is if you can accept having the two routers interconnected by Ethernet. Then you can configure both routers for a roaming network.
