I cannot Highlight or create notes in an iBook I downloaded from iBook store...

I upgraded my Mac to OS X Maverick the other day. I noticed the new iBook application. I downloaded a book from iBooks Store. Some of the features this app offers would be helpful, but they don't seem to work.

When I highlight text I am supposed to get a menu that will allow me to create a note or highlight the text. This is not the case. I only get options to 'lookup' text, etc.

When I open an existing pdf stored on my Mac these options are available to me... just the book downloaded from Store doesn't seem to work....

Help?!?!?
