I'm having stability issues with my documents

It's showing quotation marks (that are un-editable) at the end of lines when 'return' is used? Sometimes documents are missing elements when opening? This has been soooo frustrating. Mostly issues with older documents that have to be "updated" when opening in this newest version. I have Pages 5.1 ... and OS 10.9.2

Please help!?

Edited to add ... I have also reverted the document to Pages '09, and opened in that version ... but end up with extra blank pages in my document, that when I try to delete, it also deletes some of the content I need/want to keep?
