Share Thunderbolt ethernet to Xbox One

I just purchased the Thunderbolt to ethernet adaptor. I am trying to follow:

https://support.xbox.com/en-US/xbox-one/networking/connect-using-mac

I can't get my thunderbolt dot to become green on the end of step 2. I've enabled sharing from WiFi to Thunderbolt Ethernet and

Under network the Wifi is green, but the Thunderbolt ethernet is red

Status: Not connected.

The cable for Thunderbolt Ethernet is connected, but your computer does not have an IP address.

I don't understand, any help appreciated!

That procedure has problems.

This part is fine:

Step 2: Get the DNS server address for your Mac

The next step is to get your Mac computer’s DNS server address. Here’s how:

  1. On your Mac, select Apple > System Preferences > Network.
  2. Select Wi-Fi.
  3. Click DNS, and then write down the numbers that are listed under "DNS Servers."

The next part is messed up:

  1. Click OK.
  2. Select Ethernet.
  3. Click TCP/IP, and then set Configure IPv4 to Off.
  4. Click Apply.

Step 6 leaves the Ethernet port with no IP Address, and it cannot work.
