So my Airport Extreme worked fine. I had 60 mbps... But now it dropped, reaching hardly 3 mbps. I think it happened after the last firmware update but i'm not sure. It's running on version 7.7.3 now.

Power off both the modem and AirPort Extreme for a few minutes.
Power up the modem, and let it run for 2-3 minutes
Then power up the AirPort Extreme and let it run a few minutes
Check the network.

This helped me for the past few months but it is something I have to do almost daily and now it only helps for less than an hour. Not only are my wifis speeds slow but my wired connection stays below 1 mbps whereas straight from the modem I am above 50 mbps.
Any ideas are appreciated?
There are definitely WAN speed bugs in the latest AE.. with some modems.
What model modem do you have?
I'm having the same issue. Comcast modem by Scientific Atlanta Inc. Model: DPC2100R2
