Q: How do I sync PDF's and Books (NOT bought through store) on Macbook Pro & iPad?

I have downloaded the latest version of Mavericks for my Macbook Pro and it says that I can sync all my iBooks across all my devices. But it only synced the ones I purchased through iBooks store. How can I get PDF's and books I purchased from other online retailers as PDF's synced on my iPad as well?

MacBook Pro (17-inch Mid 2009), OS X Mavericks (10.9.5)
