The Apple warranty is for one year from the original date of sale. If the iPad Air 2 is less than one year old, it is still covered by the Apple warranty, even for a second owner.

Do I have to do anything for Apple to know I am the new official owner of the device ? Like a transfer of property ?

Before purchase from an individual, make sure the iPad Air 2 is not locked to the present owner's Apple ID/iCloud account - have the person restore it to factory condition in front of you. Go to Settings > General > Reset > Erase All Content and Settings. If the iPad is locked to the owner's account, you will not be able to update it in the future.
