Lost Admin Password- Reset to Factory Settings?

Hello all!

I recently received this Mac from my grandmother who passed away. I don't know her login password and thus cannot update the OSX or any other actions that require the admin password. I would like to reset the computer to factory settings but then I will lose the Microsoft programs already installed. I'm not sure of the best way to move forward as I would like to keep those programs but cannot seem to access anything else. What is the best next step?


Any help would be greatly appreciated!
