My new version airport extreme is losing over 100 mbps vs direct connection. Are there ways to optimize data transfer speeds?

Ruling out a potential defective base station, let's see what we can do to help improve your throughput situation. What type of Internet service are you getting ... cable, DSL, satellite, microwave, etc.? What it the make & model of your Internet modem? I am assuming that you have the (currently) latest 802.11ac AirPort Extreme base station ... correct? Does your ISP provide you with a static or dynamic public IP address?
By "direct connection" are you referring to the modem or to the Ethernet port on the Extreme? What network clients are you using to ascertain the throughput values? ... and what application(s) are they using to do so?
