text edit, HTML code does not appear despite seemingly correct settings

When i open my HTML file in TextEdit, the HTML code does not appear. Only the formatted text.


My New Document Settings:

Format: Plain Text


Open and Save Settings:

When Opening a file: "Display HTML files as HTML code instead of formatted text"


Is there anything i am missing?

MacBook Pro (Retina, 13-inch,Early 2015), Textedit TEXT EDIT HTML

Mac's TextEdit.app is not a true text editor like say BBedit or TextWrangler


Text editors are used everyday in webdesign uploading and downloading to servers for html, css, php editing etc

There are many text editors out there to choose from, here are 2 examples:

http://www.barebones.com/products/textwrangler/


You can switch Mac's TextEdit.app from Rich Text to Plan Text

TextEdit>Format>Make Plan Text (Make Rich Text)


This may remove the formatitng you are asking about, but a very limiting way to look at code.
