I Have an Apple AirPort Extreme in my office upstairs. I get 200 Mbps wireless download in my office. One flight downstairs, almost directly below my router I only get 30-40 Mbps download. whats the best way to increase my download speed?
You can download the AirPort Utility app on your iPad and use the WiFi scanner to check the signal strength of your network and any competitors.
You might do better if you configured separate 2.4 and 5 GHz networks, and connected to the 5 GHz to get 802.11ac performance, assuming your device can support it. What device are we talking about here?
You could try something like a WiFi extender or Wifi bridge device like these to extended the range of your Airport BaseStation.

Restart your Base Station. Open AirPort Utility > Edit > Advanced > Restart Base Station
The latest version of software for the Extreme is 7.7.7 if you have an option to update I recommend you do.
Upgraded firmware. Called Apple Support. Reconfigured Extreme to unique channels 6 and 161. Speed is now 100 Mbps downstairs.
RReconfigured Apple Extreme and assigned unique channels to 2.4 and 5. Solved the problem.
Improve wifi speed downstairs
