Q: 'Save As' really really slow (possibly a Sierra issue)

I've run into a weird, possibly hardware related issue on my 09 iMac. When I use the 'Save As' feature on any program I get the loading pinwheel for 3-5 minutes before the task completes. Thankfully this doesn't happen using just the 'Save' command, only 'Save As'.

I've tried different apps and different filetypes, renaming and leaving the name the same etc. Same result: really really slow save time.

Normally saving like this takes only seconds, or if it's a large file (I work with a lot of photoshop PSD's) maybe 15 - 30 sec. These new load times are extremely excessive by any standard and make me wonder if it's a hardware issue of some kind. Is it possible the system is having a difficult time writing the 'new' file?

I have 166gb free on my 500gb hard drive and according to Activity Monitor my memory pressure and allocation is all good so as far as I know it isn't a ram or HD issue.

I've been having some other random performance issues (general sluggishness, additional load times etc.) but nothing this egregious, and they seem to have mostly gone away.

I did recently upgrade to Sierra, and I believe the issue started after that so maybe it's related.

Anyone have any idea what this could be? Anyone run into the same issue?
