I have downloaded 2 seasons of Big Bang Theory to my iPad to watch during lunch when I am on the road. The app WILL NOT LOAD even though the seasons are DOWNLOADED to my iPad. Once I connect to a wifi source my episodes will load and I can turn off wifi and watch normally..but what if I am not near one? Whats the point of downloading episodes then??

I Agree, what is the point of downloading? I think this is a bug that has been discussed here recently. This isn't a fix, but see if this works for you. It works for me this way. BTW, movies work OK. TV shows don't seem to want to work without this workaround.
Tap on the show that you want to play. In the next screen, tap on the title of the episode.
When I tap on the title, I get this screen and I can tap on the white arrow in the screen to play the show.

There was an earlier discussion about the page not loading at all for TV shows and I think that a workaround was to go to the Store tab in the TV App and download a free episode.
Take a look at the responses in this discussion. It's not identical to your problem, but the workaround might help.
My iPad doesnt even get this far. Its a completely blank page with the loading icon which eventually just stops and nothing happens.
It does not display any of my movies or TV shows; just a blank white screen.
There is something wrong with mine specifically I believe as it just started adding the prefix "TV.APP." or something similiar to the beginning of clickable links.
Will post screen shot after work if I can.
