Bought apple tv 4th and since cannot use mirroring due to lag... nothing in my system has changed since I was able to watch perfect quality with the 3rd tv

What tvOS version do you have on the Apple TV 4K?
Please describe the lag you are seeing? What lags relative to what else?
How are you hearing audio? From the TV speakers, or some other way?
Issues can come at any time and as mirroring is very intensive you need to investigate the network to make sure it has a stable connection.
Ensure there are no other actives occurring (other streaming, web use, network backups etc)
If on wifi try ATV on ethernet
To see a current status of the network get a report from istumbler or similar. Look for signal strength, noise, nearby networks.
Test on another network
