WiFi very slow in Sierra

I use in-home wifi through an Orbi network. All of my devices (iPhone, Apple TV) get a speedtest-verified 350mbps download/22mbps upload speed off of the Orbi satellite. Same speeds on my MacPro desktop when I switch to the wifi.

Except my MacBook Pro, which is the only one running Sierra (El Capitan on the desktop). I consistently get only between 6-22 mbps download speeds through it (on speedtest.net & speakeasy) when my other devices are simultaneously getting 350mbps. So the slowdown is in the laptop. When I sit right at the wifi router (which I can access separately from the Orbi) I also get only 6-22mbps speeds right off of the modem's wifi, skipping the Orbi.

I found this fix posted in a few places around the web:

http://osxdaily.com/2016/09/22/fix-wi-fi-problems-macos-sierra/

and some had an option of "if this first one doesn't work, take this next step and then it should work..." and for me none of these things solved the problem. Wifi speed is super fast on iPhone, iPad & Apple TV -- but the Sierra-running laptop can't get anything faster than 22mbps. I can't find any other fixes aside from what's posted around the web in that link above.

Has anyone else run into the same problem and been able to solve it?
