I have a numbers spreadsheet of addresses where everything is included in a single cell. I'd like to extract ONLY the zip code, but I can't figure out the formula... I can either extract a 5 digit number, or extract the last 5 characters of the string, but don't know how to create that formula. Any help out there?

If all zip codes are 5 characters long, and they all are the last 5 characters in an address, you can use the RIGHT function.
Formula in B2 (and Fill Down) =RIGHT(A2,5)
That will return a text string of the zip code.

If you are also dealing with the 5 plus 4 extended Zip codes, try this modification:
B2: IF(LEFT(RIGHT(A3,5),1)="-",RIGHT(A3,10),RIGHT(A3,5))
