Well, that method has not been supported for years now. It’s hard to imagine why you think you might need this.
Tunes 12.6.5.3 is the last version to support app management and was released as a temporary solution for businesses, not as something to consider permanent nor really aimed at end users. It was expected you started moving towards the new mechanisms to manage apps and use 12.6.5.3 as a fall back only while you transition, not be tied to it forever. That iTunes version is no longer supported Apple.
Apple Management directly on the device has improved much with the years, you should give it a shot.

Yes for the general public app download and update on itunes was removed a few years ago "A BIG BLOODY MISTAKE THERE"
As sberman suggests, the boat sailed past this option long ago. If you need to update apps or arrange apps or for that matter do much of anything with apps, you do it on your iPhone. New times, new iTunes, new iPhone. You'll have to learn to adjust.
Perhaps it was a mistake, but you will have to live with it as it is extremely doubtful that Apple will continue supporting 3 year old software going forward. If this is a critical need return your iPhone 12.
Did you at some point download apps under a different Apple ID? If you did, you should be aware apps are forever tied to the Apple ID they were downloaded under. You will need to delete those apps if that is the case and repurchase them under the new ID or you'll have to sign out of the new ID, sign into the previous ID, update the apps, then sign out and back into the new ID. If the scenario I've described is your reality, it's just easier to delete the apps and buy them again.
It appears you have an out of date version of iTunes. The current version is 12.10.9
What computer system do you have at home and what is it's OS version?
By the way, iTunes 12.6.5.3 was released by Apple in September, 2018.

I absolutely need itunes to do this and version 12.6.5.3 is the version to do this with my new iphone 12 pro!!!!.
I would accept downloading and updating apps directly except for the fact that itunes 12.6.5.3 finds valid updates that NEVER show up on my iphone!!!!

That's good. If that the case, there is no reason apps wouldn't update on your iPhone. That assumes they are still available in the App Store for iPhone and are still supported.
