With the latest Catalina and FCP 10.4.10 rendering takes so long ! :( It used to be very fast ... but now for example rendering 5 min HD project with just one video and one audio track and no effects takes 4 minutes :(

I wonder if this has something to do with 10.15.7 or something else in your system that is causing trouble.
Do you have Chrome installed? If so, uninstall it completely and see if that helps. Recently Chrome has emerged as a serious problem to professional systems, since it hogs the video toolbox and causes severe issues.

What changed? Installation? Different applications being used? Maybe post an EtreCheck report with full drive access.
Test it by installing a clean system on a an external SSD and test the application on it.

H.264. The same as always ... Before it took few moments (I was laughing at my son and his endless rendering times in Premiere ...) Now FCP comes quite close ...

Nothing changed except updating Catalina
