What's the best way to clear a computer for giving away?

I want to give my old iMac to my niece. What's the best way to delete my files but leave the applications purchased with it?

Erase data, not apps to give away MacBookPro Most of the instructions I am finding are for completely wiping the hard drive, but I want to gift my 2019 MacBook Pro to a friend. I max'd out at HighSierra OS10.13.6, so recently upgraded. Can someone point me to directions for erasing the personal data, passwords and other access bits, but leaving the programs and essential system files intact? Thank you!

Clearing out my old Mac for charity I want to give away my old Mac to a charity, but I don't want there to be any of my files on it. But I am worried that if I delete them they will be deleted from iCloud too. I do have a time machine thingy that is hard wired to my new Mac. You can tell by this message that I am not computer savvy so if there's any help or advice on offer please don't use jargon - I am quite old.
