Can't achieve full resolution via HDMI. Why?

I have a 2018 MBP and an NEC PA272W 27" monitor capable of 2560x1440 resolution.

I get full resolution on the monitor when utilizing a USB-C -> Displayport cable.

I only get 1080p on the monitor when utilizing a USB-C -> HDMI cable

or

I only get 1080p on the monitor when utilizing a TB3 -> CalDigit TS3+ DisplayPort -> Displayport-to-HDMI adapter -> HDMI cable.

All of the cables are properly rated (4k, 60HZ, 18GBs, etc) and the adapter is active (CalDigit brand).

What gives? This is very frustrating as DP cables max out at 25'-30', but HDMI can make longer runs ( I need the longer runs as I use a monitor on a rolling stand for photo shoots).

Any ideas?

If you want to use an HDMI cable, you need a USB-C Digital AV Multiport Adapter.

According to the specs: Native DisplayPort output over USB‑C // VGA, HDMI, DVI, and Thunderbolt 2 output supported using adapters (sold separately)
