How can I find out if someone installed a tracking app or it’s spying on my IPhone 12 MP??

To accomplish what you are stating, someone would have to have your iPhone in their hands and then install a "spying app". Here is what I recommend that you do.

  1. Check each app on your iPhone and ensure and those are the apps that either you installed or came with the iPhone (apps created by Apple). If there is an app that you do not recognize then delete it.
  2. This is very important. Change the password to your Apple ID. This will end any suspicious activity which may arise from a compromised Apple ID credentials.
