Unsyncing and Resetting Ipad

I have a business Ipad (7th Gen) synced to my Iphone SE. I want to reset Ipad to completely unsync it from my phone and factory set the Ipad so it can be used by someone else in the business. How do I do that without losing stuff on my phone?
